DESCRIPTION
The project is located in the Central Area, just meters away from the Parque de las Colectividades, a link in the system of coastal parks along the Paraná River in the city of Rosario. The plot is 6.90m wide and 23m deep, significantly smaller than the average size in the city, which makes the placement of the vertical circulation core crucial in maximizing the potential of the site. This core is positioned at the center of the building mass, producing quasi-symmetrical units, slightly displaced toward the north to allow the only possible vehicular entrance, due to the presence of a large tree in the public space.
The project works with a three-dimensional grid, which forms the structural framework, establishes the programmatic strip organization, and defines the formal expression of the building on the façades. The building rests on its southern party wall, adjacent to a neighboring structure. The northern party wall, on the other hand, faces an access alley leading to the inner courtyard of the block, and thus it is treated as a third façade.
The structure follows a center-perimeter logic (the core and the grid), leaving the floors free and flexible programmatically: thus offering offices or one-bedroom apartments (half-floor) or two-bedroom apartments (exclusive floor), as well as duplex units with private terraces on the roof, in line with the ongoing research by the studio, which proposes diverse typological configurations as a response to the diversification of contemporary living.
The formal result that characterizes the building is an irregular grid, influenced by the different typologies coexisting within the same structure.
